Yep and when a LL provides written line item of "unpaid rent" as a deduction in deposit, its a slam dunk case for a contingency fee plaintiff attorney or legal aid, etc.These low dollar amounts really just come down to being reasonable, if your tenant is communicating in good faith, don't try to be greedy.

One way is the seller could add a contingency on the contract stating they can extend closing by so many days to satisfy the exchange, therefore pushing back closing from the original date.

They usually take a contingent % of the tax savings so no cost up front.I’ve always had better luck arguing the equal and uniform case vs. the value is too high.If you really want to imagine a scary scenario, how do you think schools, cities and counties will react if their budgets get cut 30-40% in a 2-3 year RE downturn?
