@Vladimir Kotomin, As long as you continue to own the property you'll never pay the tax. 

I currently have a property management company and I'm looking to take over in mid-July and notifying property manager in mid-June (giving about a month of transition period).

It's cash flowing really well and I'm hoping to continue doing MTR.

Most companies don't let you pay your mortgage with a credit card, but with third party services like Plastiq you can pay just about any bill including a mortgage for a 2.85% surcharge.

About a month ago we started contacting property management companies to help us get the rental part moving, but this is where we've hit a road bump.

the financing fees, my client is thinking that he might be better off paying cash for everything instead of financing, but he’s thinking he should do it just for the learning and to allow his company to build creditfrom my perspective I just would like to know if these fees are right on point or if they are expensive. let me know your thoughts thank you in advance.
