Other thing about renting to college students is to really screen them well, have their parents be co-signers and make sure you have a security deposit because it's almost guaranteed when they move out the place will not be as sparkling clean as the way it was when you first rent it out.

Putting all your rentals in 1 LLC makes them all vunerable to a lawsuit and everyone knows how many properties that you own.Suppose a tenant child eats lead paint and the courts say that you are responsible and your insurance policy doesn't cover lead paint then all your properties are at risk.

(b) Bona Fide Lease or Tenancy- For purposes of this section, a lease or tenancy shall be considered bona fideonly if-- (1) the mortgagor or the child, spouse, or parent of the mortgagor under the contract is not the tenant; (2) the lease or tenancy was the result of an arms-length transaction; and (3) the lease or tenancy requires the receipt of rent that is not substantially less than fair market rent for the property or the unit's rent is reduced or subsidized due to a Federal, State, or local subsidy.

hello and any advice would be wonderful, I am computer illiterate and have never posted before so please pardon any flaws on my side. my parents got divorced a while back, house is in both names, mother is in mental hospital but I don't think institutionalized as of yet anyway. need to find the best way to put house in my name and both are ok with it. also in the divorce papers it states my mother must sell house for appraised value but both are fine with giving house to me.
