I received a second opinion on it that  indicated that the foundation is OK and I would greatly appreciate any advice from the BP community before I spend money hiring a structural engineer.

For an older building should probably be about 7% for CapEx, 5% for Vacancy in the current market, and if you’re hiring management about 9%.

@Chris Seveney I just hired one on a trial basis and they asked to be named as additional insured on my homeowners insurance.

Would rather hire a contractor and get it done quicker.

Fix that hand rail with (hopefully with a licensed contractor so you have documentation), and hire an attorney Tenants rights can get funny in this case because they can argue in court that you are evicting them for retaliatory purposes and don’t want to fix the unit.

He recommended that I first hire a designer that will not only design it but also make sure it passes all codes.

I however am looking to hire a full time W2 employee to handle day to day operations and coordinate between these service providers and run things generally under my supervision.Need help with actually structuring the job description, company standard procedures, and most importantly how to find and vet this person.

On the flip side, if you are wanting to hire experienced agents, they are harder to recruit and usually will be less dependent on the services you offer and more likely to be shopping brokerages based on monthly fees, more competitive commission splits, the opportunity to cap at 100%, fewer or no franchise fees.
