I am new to the investing game and can definitely use some great advice before i purchase my 1st rental property.  

I offered them a lease, few hours later after some technology hiccups, she forwarded an email to me with that same email address she used for her landlord reference.I immediately told them this is fraud and cancelled their lease.

Purchase price: $410,000 Cash invested: $150,000 Sale price: $665,000 This asset was purchased along with a multifamily community as it was on the neighboring parcel.

Over the long run you will pay them MORE than you get that is why purchased warranties and insurances are HUGE money makers for those who provide them.

In fact, do not allow anyone to suggest purchasing anything you can get for free. 

I forget the seller's story, but essentially a purchase offer would have been ~$70-75K with a $30-40K rehab IIRC.

Was purchased as our primary residence, then we moved and have been renting it out.

Hey everyone, does anyone have any info on whether or not you can assign a property that you put under contract at auction? if so, what is the best way to do so?
