I would recommend finding the remaining life for the big items (roof, hvac, etc) and breaking out the cost needed to replace/repair.

I have a total of $10k in closing costs - I believe as an investment property(in the name of my LLC) I can claim all these amounts and deductible over life of loan i.e 30 yrs so 10,000/30 = $333/year - Is that correct? 

Always be respectful (which is a good tip in all aspects of life), but ask that they consider other data, different comparables, etc.

On the other hand, Cuenca is a really peaceful city and it is known as a destination for foreign people to retire since the life cost there is really cheap, even cheaper than Guayaquil.I am learning about real estate and if you have some information about how to invest in RE here in Ecuador that you can share, I will be really grateful.

We have started to make changes in our life in pursuit of financial independence, cleaning up our finances, educating ourselves, running the numbers, and now just have to pull the trigger on our first deal!
