Crime and school statistics are your best bet.It would also probably be a good idea to network with a local. 

(remember your property is a 4 unit so only compare to other 4 units if possible) Statistically roofs and gutters do not ad value as they are more of a maintenance item.

Does anyone have any exerience getting podio to tell you things like close rate, pitch rate, and other statistics with out having to manually go through an excell file?
