I was fortunate to be located so close to the property, and my habit of scanning the MLS each morning and evening was key to seeing this one before others got to it.

I'm a beginner real estate investor doing all the learning, reading, and mock deal analyses that I can before I'm able to locate a cash flowing duplex in my target market and purchase my first property (I plan to live in one unit and rent the other).As I scan the MLS and analyze potential deals based on current market prices and expenses, it seems that the major factor preventing nearly every property I analyze from cash flowing is the mortgage rate.I plan on putting down 20% into my aspirational duplex and having around 10% or so above the down payment in cash reserves for unknown expenses, maintenance, emergencies, etc.With mortgage rates being as high as they are (7%+) at the moment, it seems like a true "needle in the haystack" situation to find a property that will cash flow in my area (Central Florida).Note that in my analyses, I am running the numbers as if I am renting both units of the duplex as well as if I were to rent only one unit of the duplex (both situations produce negative cash flow).Let's say I find a duplex that I want to purchase and everything fits my standards with the exception that I have negative cash flow of $100-$200 per month.

We don't charge any more for a unit that has accessible features, but it widens the pool of potential renters, so all's good.If you have a disability or are temporarily able bodied, raise your hand. :-)

It seems there is this huge divide between; 1-those who profit from selling fear, regardless if it is completely false or not (our youtubers example) 2- Us professionals who have access to accurate market data put into charts, graphs and ratings to readily read pulse of market  and 3- every body else (probably the majority on BP). 

The beauty and success of this great United States of America has relied upon having rights- The right to own property, the right to make decisions about our bodies and beings.

But sometimes you do a scan or look out the window and you say What the heck is George doing now.. :)  I just did not want to be 70s and 80s taking my first international trips or big cruises like I did in my 30s 40s and 50s  were I had the energy to really enjoy them. 

Some like sub-2, normal people not attuned to real estate, never heard of sub-2's, can be abused by unethical investors, who may start off as unethical, forced into it due to missteps, miscalculation, poor planning among other things.
