I am looking at two approaches:1- Do the repairs myself, which would make me lock in a good chunk of money until I get cashed out2- Do the bare minimum (A/C, appliances and an outdoor window) and then give credits to the tenant if he decides to make the other repairs (paint, new carpet, garage door)Questions:1- What would make more sense financially?

Our bare minimum for even an easy rehab is 35% but we'll occasionally dip to 30%, so a major rehab has to be worth it in a MAJOR way ROI wise.

On the other hand, if this is somebody who has a great track record and access to awesome deals that you'd like to participate in going forward, then you might want to consider how you approach it.From a legal standpoint, you haven't really given enough information to determine where you stand.

We also took a lot of risk in terms of it appraising for the final sales price, because the only reason we were able to buy it for cheap was because it was in a tiny neighborhood that is just barely starting to gentrify, but surrounded by higher priced neighborhoods.

So with the drought here, what's left of the grass is barely alive, I water a little bit, however I have monster weeds that is hard to remove, and shoots up about 2 feet tall in no time and needs to be mowed down.I am in the process of remodeling, so I don't have time to up keep the front, it looks really bad.
