Also this was one of the reasons why I move to another PM company because I felt that my prior one was not looking after my tenants and they were destroying my place.Just as a reference the tenant wanted to buy the property from me but I did not want to sell it so she started to request some repairs which we were attending but then she decided to move and let us know one month in advance......I just feel a bit frustrated especially when my current PM said they would do inspections but they are acting reactively once the tenant leaves and now I have to face all these extra expenses to fix the property again!!

Its a very rural area and barely any cell phone service out there.

Property is in good shape and is in no need of any immediate face lifts.

I should of obtained the C O last year like I was supposed to but my lack of experience made me believe my agent and I waited till the last minute and it blew up in my face .

It takes some experience and skill to finish it so it's barely noticeable. 

Or, perhaps, this barely figures into the underwriting/decision-making at all?

I see a lot of agents supposedly working to get their client top dollar with nothing else but a bare bones MLS Listing.  

Or go to the local REIA meeting in Overland Park and talk face to face, no internet paper trail - people can be honest with you when talking in person.  

Leaving aside what return your are willing to accept, this is one of the biggest issues new investors face.
