A bad idea?

I am going to start out by saying I know this is a bad idea.

I want to buy a property soooo bad and either rent out the rooms on a monthly basis or run an Airbnb.

I have found it somewhat difficult to find multifamily units in the central Florida area that are not in bad neighborhoods. 

All the flips I've done the houses are bought for cash because they are so bad you can't get financing.

I've been discounting the duplexes because most provided a negative cash flow and I've heard Brandon say once or twice if you don't make money on the day you buy, you bought a bad deal. 

I don't exactly follow what you mean by "where we are in the cycle," but assuming you mean that RE is at or near it's peak in value, that would not influence my decision, especially if I could pay it off within a couple years with my W2 income.

I also think it's our duty as consumers to review people we do business with- whether the experience was good or bad.

I keep doing the numbers and feel like the numbers are showing bad deals, but it doesn't make sense to me how they can be.
