What would be a good strategy to acquire a pool of non performing notes financed with private money ???

I want to get renters in here as soon as possible and acquire another property to get started.

I think it gives me options down the road if I end up acquiring more units.

Over several years I acquired so much scrap wood I could have built a house, problems is scrap wood isn't great for much besides camp fires.

I plan to use someone else's funds to acquire the property.

Acquired off-market at $100k below market value, self-managed, and funded partially with investor capital with waterfall equity structure.

My vision would be to acquire 10-20 acres with an existing property, be able to rent the property (or live in it), and figure out how to cash flow on the rest of the acreage.

Brandon Turner hasn't named this strategy that I'm aware of yet, probably because if it were your primary method of acquiring new properties you'd be dead before your portfolio was large enough to produce meaningful income...but it worked for us.

I currently live in California, but my partner and I are planning to work remotely in order to acquire some property in Houston.
