It is against the law in most if not all states to market or represent yourself as an architect without being licensed.

All the banks I've contacted so far only offer up to 75% LTV.  

When buying, I let the seller run all over me with little asks here and there.

How are they currently titled Did you leverage the SFR or all owned free and clear?  

Make sure you're realisitic and looking at pure NET profit after all expenses, including taxes...When I initially set these goals, I was still in the "bright-eyed, bushy tail" phase of envisioning my future REI portfolio.

You can deduct all realistic business expenses, including mileage, meals, allocated cell phone use for business purposes, home office space, etc whether you own the flip in an LLC or personally.  

And lastly, make sure the property management company has experience leasing and managing Section 8 properties, since there is a lot paperwork and processes, and I've seen experienced property management companies who do this stuff all the time, screw up on multiple Section 8 leases to where the tenant's packet expired because they were so incompetent.
