I'm assuming this means they are aligned with each other or possibly operate under the same umbrella company? 

Maybe better to find a partner more aligned with your true goals and skills.

The whole point is to try and align them with market rents.

For a well qualified borrower (740+ credit) with good cash reserves and all the stars in alignment a 30 year fixed rate with me will be in the high 6's to low 7's.

This enables you to vet the information provided by the Vendor with the Tenants and/or Service Providers (i.e. leased water heaters, HVAC, Laundry,  landscaping services, etc) to see if the views of the relationship terms align or not.

I agree, I dont see repairs less than 50k even if the stars align and you find a reasonable contractor to bid you that amount and also is high quality.

Once you decide on that, the answer to these questions will be come clearer - you'll get a wide variety of responses on here, but ultimately it is what aligns with your investing goals.

I'm sure you can find a Private Lender to align with at your local Real Estate Investment Club.

So please understand Rent is a priority & you need to continue to align your finances that way so that this won’t be an issue again.

At this point I am ready to rejoin investing in RI and from the looks of it Pawtucket and Woonsocket seems to have what I am looking for.So my question is to see if these numbers align with what investors are currently seeing, and if not where I should make adjustments in my calculations.
