Aloha,Was it made clear at all stages of the transaction that all adults that would be occupying needed to provide their info with the application, and sign the Rental Agreement?

I'd never seen real estate depreciate in my adult years...Plus, I kinda viewed collecting $800 rents as a nuisance when I was working multiple $50k profit rehabs so was a pretty sloppy landlord.

Being that we had rented out to an adult couple we never heard them at all.

They want to live in areas where they can  sleep, eat, and entertain themselves with in biking or Uber distance.

Sellers are generally more reasonable in their sales prices or at least willing to listen or entertain any and all reasonable offers. 

Cobb County has a very strict occupancy law for single family homes: No more than two unrelated adults in a SFR.

I'm confident she cannot afford to live there and is  a high risk for non payment of rent.After paying rent and utilities, she'd only have at best $2k/mo for all other expenses for 1 adult and 4 or 5 children if they lived there.My house has: Rent: $760/mo with tenant responsible for paying all utiliites ( runs $200-$350/mo)Rent plus utilities: runs  about $960/mo to $1110/mo (depending on household size and habits) My Preferred Criteria for Tenant Applicants:1) Maximum occupancy 4 people - full and part time residents2) Gross Income at least $3040 / month (4x rent amount but 3.1x expected  rent and utilities for 3-4 person household)3) No evictions in  past 5 years of any household member4) No felony convictions ever of any household memberAm I on the right track to take the PM's advice and NOT be up front about the max occupancy ?? 

With the student renters you need to put them all on separate leases and have a parents or financially responsible adult also co-sign on the lease.

He worked his entire adult life doing manual labor .as he got older and acquired more health problems he slowed down and found himself competing with men half his age that could work faster And smarter .

This gives larger groups a second space to separate kids and adults, husbands and wives, or whatever.
