You can take them to court and sue them for failure to perform on the contract and seek damages, but how much time and money is it worth sinking into this? 

It would be incredible disservice to myself to not seek out information from this amazing, expansive, and experienced group of real estate investors.

I spend most of my time as an Active Duty Pilot, but when I have free time, I have been looking for any suitable properties to start out with and any community functions with like minded individuals.

There is information online about cities that have the most flipping activities and cash buyers that should give you a good idea of maybe a popular area.I think most importantly, is building a buyers list so you know what kind of properties to focus on.

What class area and locations do investors prefer and does a great deal have precedent?

Yes, there are instances where a loan may be assumed but I am unaware of any change that allows us to use our benefit for an investment property.If you are on active duty the UCMJ is going to be much more harsh that the typical slap on the wrist civilians get for what is essentially bank fraud.     

@Wiley Strahan in terms of strategy - if you have partners or intend to raise private capital then you should seek legal counsel sooner than later.
