I've noticed that the western part of the island, particularly in places like Waianae are relatively cheaper.

As the borrower sends in the material requested additional hardship packet letters will likely go out which do not live-update the items missing or needed, so they can look like the entire list in a repeating fashion.  

However, if you stagger the purchases in the right fashion, we will be able to start using the rental income from our first purchase to help the debt to income ratio on the later purchases.

It's said that REI is local but I'm not tied down anywhere and looking to move for my first investment in a house-hacking situation with 5% down for however long and then move out again to maximize cash flow.I am based out of South-Western Ontario but I'd be willing to go as far North-West as Thunder Bay (coincidentally, I am typing this from Thunder Bay right now) and I could get away with as far East as the Québec border.I've been trying to gather information about different markets around Ontario but it's slow going.

Good news is that most lenders have compressed margins in some fashion ... if you are dealing with a reputable lender.  

The "old fashion" way would be to go to Apts.com for instance, to a certain extend, Rentometer where you can search for apartments in a specific area.
