i only see two problems. u say it helps to have a buyer ahead of signing the property.  

That way, if she defaults, you will always be ahead on the spread of rent, and will have lost nothing other than a potential property.

If the deal still works, then by all means, go ahead and do the work yourself if you can. 

If you walked the unit ahead of time you likely knew he was a smoker if he was there seven years and you've owned the place for two.

The one visit will be a 3 day notice to pay the rent in full or quit the property.Unless  we've taken pity on a tenant situation, which does happen, but in general; I do not play games.
