Eventually I would like to purchase the million dollar homes once I get a few properties under my belt. 

Even at a small cap rate, I know that a property on the fringe of a lower quality submarket will eventually get taken over by the growth before it.

We are mostly interested in buy and hold but would eventually love to get into the flip game.

Half a dozen closings(and leases) under my belt with one active rental saving for my next down payment.Goal is to fund my start with the paycheck and eventually go full time management/investor but for now I have a PM to assist.I'm looking to jump in and start learning all I can. 

Water table rises up to the trench and then enters the drain system, getting pumped out eventually at the sump pit. 

20 yrs ago I started this venture, rented and eventually sold seven single family properties, I had children and now I'm back!

So, you could thing of this as "digital farming"; a process that will take time, but will eventually establish you as a key ranking site.Good luck!

We ran into this with one of our tenants who paid on time, maintained the property, and were generally great with us, and the source of many complaints from residents, and we eventually ended up not renewing their lease.
