I know from experience so far that quality contractors are hard to find in this area, so if you have worked with any you like and trust on a rehab project and don't mind sharing I would love to know who they are.

Again, I don't operate in the lending/mortgage space, so can't speak to if your gripe is valid or not, but the borrower is your customer... don't like it, find another customer.

Few agents have the experience and ability to let "the numbers speak" on a deal and not make it emotional (which is what is required for an investment). 

You can keep the same management company but i would ask them a few questions to make sure they run a quality business.

Higher rents, better quality applicants w co-signers.
