I would personally not recommend taking online contracts from people who are not licensed attorneys in your jurisdiction.

Rob Grove you can contact the owner prior to the foreclosure auction or go to the auction and bid.Most large banks won't deal directly with individuals once they foreclose on it, until they list it with an agent or online website.

Friendly salespeople and a good online document management system to get the paperwork filed.

There are a number of investor clubs in the area. you can meet many of the people you meet here online, in person at the local groups. 

I've realized looking at houses online can only take me so far and I need to know how much they are willing to loan out.

Since MA doesn't allow online prelicensing you have to do your 40 hours prelicensing in person.
