Record inflation and the general disastrous state of the country/world will get some people to think twice before pulling the trigger on a large purchase like a house.I doubt it will make any serious or professional investors slow down though...every market has it's opportunities.....

I also had a very close associate who did well on a few and then got stuck in one where for some freakish twist had his cashiers check, and the property, tied up for nearly 2 years before actually received the property, which had additionally degraded with the time, so reno costs inflated.

As we were was needing to buy it through my recently created TX-based LLC, out of state vacation home purchase, and on the coast of Florida, the insurance requirements and massively inflated, loan costs, and high-interest rates, IT just didn't make any sense at all to borrow from a traditional lender, and we were looking to deploy the cash fairly quickly.

I saw a bunch on the south side of Chicago with 20% inflated prices and cap rates that assume the tenants consistently pay rent and don't factor in the increased wear and tear of D class tenants.

Hoping to repeat the process, we opened escrow with a smaller property in the same community, but the math shows we will be losing about $300/month for the first year or two due to interest rates/inflation of home prices in the area.
