Under MN law you can not charge a fee for a person breaking a lease early per say, if you have a 1yr lease and they break at month 6 you can charge for the entire time it is not released and reasonable costs to release the unit given you put forth good faith efforts to release the unit.Now sure there is other ways to skin the cat, deposits and so on to cover the time period but here in MN you wont get far charging a fee thats is above and beyond covering the original lease amount, follow?

But to be clear, he has offered to pass on any personal payments for his efforts in lieu of a profit-share arrangement upon sale of the project.  

the thing is not about title insurance, the thing is getting the title company, I am using the seller's, just to not make a fuss and also because they are genuinely reputable and good folks and I have an open line of communication with them, the thing is to have title insurance cover the liens exceptions list mentioned on auction.com, does a FULL search cover these liens exceptions, and can you even have a report comprehensive enough to cover all liens exceptions?

I often wonder if people really understand how much money can be made on the commercial brokerage side of this business using the same time and effort one uses to wholesale a house and make a small fee for all your time and effort.. you talk to 100 potential commercial clients and have the same stick to it ness and you would be cashing 6 figure checks not 6k... just food for thought..

The "pros" are already well documented on this thread, so long as you're ok with additional efforts associated with more properties. 

You should listen to the people you hire to get their opinion, but you should lead the effort.
