If you can't even find properties that just turn a profit at all then you might want to revisit how you are underwriting the property.As for getting the better properties, it is a matter of building relationships with the brokers.

Hi all,I am wondering about real estate sales / broker license reciprocity.

My understanding is that single family homes, rented without using a broker, are exempt from service and ESA requirements.   

Took me about 45 days.Then I reached out to people I knew and asked them to recommend me a Commercial Broker, which I then hired to start looking at multi-family apartments.

We broker portfolios across the country for investors who want to 1031 into apartment complexes.

We believe it's fair as we are getting a experienced home builder who has all the same subs for last 15 years and he is getting to build more homes every year and gets to showcase designs that today's customers will want and appreciate!!           

So moving for work exempts me from being locked into living at the house for a full year, but I assume I would still need to get out the FHA Loan to get another one (awaiting my broker to call me back). 

He also owns a lot of properties and when asking him for pricing possible flips or a newly purchased properties, he always gave me pointers on what to look for in properties, floor plans I can work with to add bedrooms and baths, what an over improving was or under improving a property, plus he taught me how to price cost of construction.I had several mentors that are mortgage brokers as I could not have learned so much about all possible types of financing without them.

I'm also currently getting my real estate license, and I will have a job with a broker once I get the license. 

If you haven't already, I'd have a talk with your broker to make sure he knows exactly what you're planning on doing.
