That's incredibly out of line with the market, but you'll figure that out for yourself as you continue to analyze more deals.

If it continues to leak, you’re going to have a lot of damage to fix.

Boynton Beach has changed so much over the last decade and only continues to improve.If you can find solid deals in desirable areas then yes I would definitely consider them.

I have been working with a property management company and an investor for about 5 years, doing everything from rental marketing to tenant inspections to property walk throughs (what does this house need to rent for top dollar) to investigating investment properties.

Should I continue with the purchase of my own home instead of using that money for an investment?

My question is about whether I should continue renting my property at the current rate, terminate the lease and try to raise the rent (may get ~$500 (40%) more), or sell it (may net ~180k if sold now). 

If we continue buying in Pittsburgh I would love to fly out...especially to meet our "team" and check out different neighborhoods for myself.
