I think maybe just Google calendar and spreadsheet may be the answer but thought I'd ask if anyone recommends some kind of software or app that encompasses several aspects and with in conjunction te details of accounting etc...Realtor type software/prop mngmt/ flip budget cost trackers/ allocating/task assigning and allocating and possibly customer database/campaign type functions.And most importantly easy (or at least wort the effort) to use as I always end up back to million lost sticky notes.Thanks in advance

Again, you may run into transfer limits and slower payment processing times with some of those other apps which aren't necessarily designed for the purpose of rent collection but the right landlord software can make this seamless for you. 

Some distributions are north of $20k per month so we can't use Venmo or other apps like that with an upper limit.The banks all want to charge us for transfers since they're going to other banks.Anyone know a solution? 

Side note: I agree with @Ola Dantis, i recently deleted insta off my phone and now whenever I have the edge to "passtime" i just open the biggerpockets app and browse through the forums.

.), I'm sure you're aware of the floodgate of new, insane tenant protection laws that hit the books in 2019 since the democrats took control of both houses of the legislature, like no more screening for evictions, potential eviction delays of up to 12 months, limited security deposits, limited app fees, etc.Unfortunately, the worst is potentially yet to come, and in Jan the new legislative session opens and on the docket this year the democrats are attempting to pass state-wide rent control (OR and CA already passed this in 2019), and good-cause eviction, which would be devastating to the real estate industry throughout the state, and also exacerbate the low-income housing crisis by completely cutting off housing investment in that real estate class.

I had the meetup app when I was in Ft Worth Texas the last couple of years and attended some great ones there but it doesn’t seem like there’s much on the meetup app for around greenwood/Indianapolis or surrounding.

I've also heard of apps like Rentfolio and Buildium, which seem similar but may be more geared toward the Property Manager rather than the landlord. 

Also, most crowdfunding platforms offer their apps as platforms only in addition to offering a full service (including the capital raising component).
