I'm always happy to meet and talk about how I broke in and got started.

I need proof that they broke the current lease.

Once my tenant's fridge broke and I couldn't get a new one delivered for 48 hours and they had just bought groceries, so I went and took everything to my house to put in my fridge and brought it back two days later when the fridge was delivered and still gave them a $150 grocery credit.  

This is my first post so if I am missing any vital information (which I'm sure I am) or if I broke a cardinal rule of post length please let me know.

Fortunately, there wasn't a problem with our property, but unfortunately, the 36" pipe that feeds water to the ENTIRE city of 30,000 people broke and on top of that, because of flooding from the nearby river, the part where the pipe busted is underwater (it usually is not underwater).  

There is risk in that though because they could say they could sell them off, tell you that they broke so they replaced them with their own units that they will certainly take with them when they leave.

@Mike Flora I've even tried the old, "Do you know the net worth of your lawyer because it isn't prudent to take advice from broke people?"

I'm a girl (ok, ahem, an over 45 southern lady with long hair & fingernails) and still gotten my kiddos & me to learn how to do a lot from the Internet & TV shows that do house flips & stuff like that.  

Now I find that I can't get mortgages on properties until I have two years of tax returns to prove that I'm not broke.  

my wife has been saving money for about 25 years and she thinks she is broke.
