Hello all,My city has roughly 400K people in the entire metro population and has one of the stronger economies in the US right now.I set up a Listsource search for absentee owners with the following criteria:* SFR* 40-100% equity* Out of state owners only* No commercial or trustee* Previous purchase price $0 - 200KI chose the zip code in the center of the city and put a radius of 25 miles on it (I realize this is far beyond a realistic farm area, but I was attempting to increase my returns) and it returned 100 hits.Through research I was hoping to find 1000 owner to break into 250 mailings spread out over a month...but 100?

Unfortunately I had to pass on this property for right now...the amount of work needed to UNDO the work the current owner has done (it is a short sale) was too much for the return on rents I would get.Specifically...the owner attempting to convert the basement into a third living area while the property is zoned as a 2-family...not a 3.On to the next challenge!

The tenant's lease should point this out as well.For normal use, like hair clogs, toilets, gunked-up p-traps through no negligence, the landlord is responsible to maintain (at least in NYC).Also, when drains do clog, make sure the tenants do not attempt DIY solutions such as drain cleaners on their own.

Browsing a good sampling of the current listings in the area/price range should help a lot with this.I'd also recommend at least attempting to do your own estimate in parallel with this.
