Being in Albany with the colleges, you could probably do pretty well with renting out individual rooms to college students, depending on where you buy a property.

I know of an individual who made a similar purchase in 2006 and sold earlier this year and still took a loss.

The credit card debt is a clear indicator that you were living beyond your means and spending more than you make, so that needs to stop immediately because that is an expensive type of debt to carry and a huge waste of money.

Missing and torn screens are not B standards where my rentals are located.As for the carpet, as others have indicated, if it is already clean they can take it upon themselves to clean it further.Fix the screen.

Turn the property into "condos" and sell the units individually to the occupants or other investors.
