Hi @Chris Sellers:I haven't personally explored the possibility of building a new mobile home park, but have heard similar concerns and would imagine the zoning to be a real hurdle. 

Obviously, where your parents lived something changed over those years for the area to cause this home to outpace inflationexponentially. 

Most Buyers will just be concerned that it was resolved, not that it was an issue.The better question is does your contractor have experience with structural repairs? 

Example - say you had a kitchen fire that caused $30,000 in damage and the kitchen is older and not part of the house you fixed up.

The villages are one such story, where some scenic beauty, warm weather,low cost of living and a buffer from the hurricane blasted coasts will cause lots of retired folks to choose it. 

Sometimes, if it's an isolated incident that causes the bad credit rating, they can work with you.

Ultimately moisture is the issue, so you will need to figure out the cause of the moisture.

That is why I am a little concerned with the seller stalling.

Don't be concerned about getting rejected - it happens.
