An even better option is WPC - WP Carey, which is a diversified REIt, they have been aggressively divesting all their office properties and will soon be a principally Retail REIT, but they are still priced low with other Office ones.

The payments typically are 1-3 years (but there's no real standard) and don't have additional interest added.Asking price: $280 Million (different currency than USD)Last year's asking price $250 Million (we assume the price increase is because of inflation)The owner doesn't seem in a hurry to sell and when we asked if he'd negotiate last year at $250 million he said no.I'd like to offer the following 3 options to see if any of these work for him:Option 1: 250 Million upfront Option 2:140 Million upfront130 Million in 6 months.

I know these laws vary widely among different states, but the common law right of equitable title in Virginia goes back a long way and I suspect it is not undone by this updated definition in the DPOR regulations in Virginia--even if that is what their intent was in trying to change this definition.

The reality is the resale value might be greater if you combined two of the one bed units to make a two or three bed unit so the property would be a four unit property and qualify for the 30 year debt financing of conventional owner occupied multifamily property.Another option would be to split off the house and sell it as a separate unit.

You could consider house hacking though, this will allow you to live on your property while the rental income helps cover your mortgage and potentially generate additional cash flow.Another option is to start small with a single-family home as it typically requires a lower down payment.
