I just got an email from Zillow for my Cape Coral zip code estimating another 27% increase for the 1 year forecast.

-In the best-case scenario, there will only be enough labour capacity to increase the number of starts in all 4 major provinces (Ontario, Québec, BC and Alberta) by 30% to 50% from CMHC’s baseline starts forecasts to 2030.

I’m guessing it’s the change in weather up there.

Market is strong, lots of positive forecasting, inventory is scarce so if you can tie it up for a good price you shouldn't have an issue moving it.

(With the exception of Flints water system being poisoned by the government) With the crazy weather and all the droughts in other parts of the country I think Michigan looks pretty good.

If the crack in the window is cosmetic, I'd leave it until the weather warms up.If the outlet close to the shower isn't a GFI, I'd replace it.

If there is damage from weather caused by a broken window, that may be covered, but there will be exemptions for vacancy.
