HiWe are very familiar with this company plus their competitors. 

Having been in many aspects of real estate throughout my career my favorites are ground up construction and note investing. right now note investing takes the cake as it can be done in any environment whereas ground up right now is very challenging. 

to sum up:buy outright with a mortgage - you're in a long term relationship with a bankbuy on seller finance - you're in a long term relationship with the sellerbuy on sub2 - you're in a long term relationship with the seller AND the bankgood sub2 and seller finance deals are very difficult to find.

These places are not in great areas, and the buildings are probably very old with a ton of deferred maintenance.

Sounds like a follower of a recent popular Guru spreading very bad ideas. 

If you happen to be in a LIHTC area, then I do have an impact lender who might do a OTC loan, but it would be with limited recourse options.Non-Recourse options are very tough to find these days, even at banks.
