Every SINGLE wholesaler I come across simply has no clue what marketing for motivated sellers means.Anyone that tells you to drive for dollars, cold calling, or bandit signs etc. etc. simply shouldn't be teaching anyone how to wholesale.Just my 2 cents on the topic.

This seems risky becuase you have no clue who will own that note the day after closing and how wiling they will be to allow this donation.The happy median I've found, and the only way I would use LLCs in the future is with a holding LLC for each property and a single Property Management LLC that runs the business, manages the properties, records income/expenses/debts for all properties, and pays the "owners" of all properties involved.

Whomever told you that gutting a property and rebuilding it for 30K in Baltimore City literally has no clue what they are talking about, guts are running 50-55 dollars a sq ft, so 1000 sq ft will cost you 50k-55K to rebuild correctly.

@Michael MastantuonoYes, but you need to find the right agent.The barrier to entry for RE agents is incredibly low, therefore there are a lot of agents out there that have absolutely no clue what they are doing and will do more harm on this deal than help.You need to find an agent that is experienced and that has done deals themselves.

So sorry you simply have not the first clue, if you were unsuccessful investing in securities the problem is not the securities or the markets they trade on, it's much much closer to home.
