But @Mark Gagner seems to be doing well with it in TX..Regarding other "appreciation" markets, Austin has been on fire, and has some unique "hot" characteristics like the job scene, tech, desirable for young folks, location, etc.
David Schach 50% rule seems extremely arbitrary

The simple fact that the 50% can move from 100% to 10% depending on a host of variables unique to each particular property makes using this rule kind of pointless in my mind. please correct me if i am wrong here.

It could be old news, but figured I'd put it out there.http://www.state.nj.us/dca/divisions/dhcr/rfp/pdf/...It's for stabilization of deteriorating neighborhoods due to superstorm sandy.The part that stopped me was this line: "The program initially will provide zero interest, 100% forgivable loans to Community Housing Development Organizations (CHDOs) and Community Development Financial Institutions (CDFIs).
