Although I have done a lot of analysis of my planned process/strategy and the Dallas market, I have never pulled the trigger on a hard asset deal.I am looking to network, gain some guidance and insight to get into wholesale and/or flipping.  

There are others I met at a seminar two years ago that are still studying and attending seminars and have yet to pull the trigger!!

Im not as close to pulling a trigger yet but i am looking and learning.

One lump rent increase might trigger an unwanted vacancy.

I pulled the trigger and after a few coats of paint, some small handyman work, new siding, and a soon-to-be-replaced stove that died a week after I bought the place, I'll have tenants living there.

Don't be "trigger happy" with regard to making offers on properties all over town.

Some people pass on so many deals by the time they pull the trigger the market has changed and they missed out.Legally if a realtor is involved they are not allowed to use the multiple offer situation unless there are really mutliple offers but they also do not have to disclose anything to you.
