I think if you're unsure about the tenant I'd ask for a slightly higher deposit, and also maybe suggest to them signing a short 3 month "trial lease"..

They also have a free trial period.  

You can bet if you try and evict her and she contest, the mold issue will come up at trial even if it's not true.
