@Scott Reiley good way to look at it from a legal perspective Ill rather pay to have a professional / lawyer when im getting sued than represent my self.

Ill try these out but I was calling HMLs I have relationships with directly for REO lists and they told me flat out, we want to work with the owners instead of foreclosing. 

this is now what ill be learning about the rest of the day lol 

Ill look into the self directed IRA or the IRA LLC.

I started building up contacts of good quality workers from all lines of work including, electricians, carpenters, plumbers, HVAC, drywall, painters you name it and if I don't have the contact ill make it a point to find only the best of whoever is needed on the job.

.- Cash flow is better in South Bethlehem than North, but North is nicer (pretty standard practise)- My agent was great and v diligent, would highly rec and ill use him again- I went with Cassidon as my PM, would also highly rec them- Unit was filled around 1 month following closing, but i was advertising in Feb/March. 

I didn't get a choice on this particular lease but theyre due to move out at the end of the month so Ill make sure to have a clause for future pets!
