Regardless i will live there and then transition into my dream home later down the line. 

My owner style will be initially hands on, and then increasingly hands off as the transition of ownership settles in.

That is of course ONLY if they care about being tax efficient in the transition.

Yep that's what I am going to do from now.It seems like during the transition period that the memo to split billing for multifamily housing is lost somewhere.

Diversify the risk of non-payment over more units, set aside some units for crisis housing, some for transitional use for refugees, some for pregnancy crisis use - the list is only limited by our imagination.That kind of building could certainly address the things you've brought up - and a very good property management company would be mandatory.  

They changed ACH processors and there were issues during the transition.
