My risk tolerance is fairly low and I am looking for passive income. 

I learned that in '08, '11, '15At minimum, we should diversify, pay lowest fees possible, rebalance regularly, allocate based on risk tolerances and time horizons and maintain a cash position. 

Also depends on your risk tolerance, but the returns will be much better if you split the money among multiple properties.

See if you can tolerate a different property type until the froth settles.

no lender wants a 75% completed building back or a foreclosure.. some lenders wont give a rip others will try to help you.. usually by cross collateralizing something you guys own to keep their equity in tolerance.   

Tolerance for timely rent payment is based on the difficulty or ease in finding a better tenant.

There are parts of Worcester that I did not like growing up, after spending time in and around Boston, those areas aren't so bad to me now and some are even tolerable!
