The HOA takes care of any exterior maintenance like roofing, for example, among several other things (basic cable/internet, water, landscaping, gate, pool, gym, clubhouse, etc). 

So no deduction (or reduction of eventual gain) for HOA dues, landscaping, utilities, insurance, attorney's fees, maintenance and repairs, etc.  

I have experience in all phases of excavation and landscape.

We added new flooring, laundry room, new cabinets, and general landscaping.

Exterior needs some minor landscaping work.

I stay away now from those and usually won’t even waist my time to look inside if the landscape isn’t right.

The only place I could imagine adding value is the landscaping.

We all like to think we can buck that statistic, but very very very few do.I find that agents and lenders typically opt for ARMs, because we accept the fact we are not holding the mortgage long enough. 

I put in nice landscaping myself because I had time off in the summer being a teacher.
