Tenant was impatient, and wanted to calll someone who could come right away  - I specifically asked (in writing) my tenant NOT to call another service because my warranty would be invalidated if he did, tand he agreed (in writeing - this was a text thread).

HUD doesn't have the ability to implement rent control anywhere other than government owned or specific government financed housing.

There is nothing wrong with FHA, but most real estate pros would agree that if you are trying to get a seller to accept an offer when there are other competing offers, a conventional loan offer is going to usually be more favorable than an FHA offer at the same price.
