How often do they have special assessment, do they have good reserves, will they change the rules to limit or ban rentals?  

We're doing research online and while we've found what seem to be some reliable companies, most of them specialize in higher-end remodels and their price per square foot is insane.

My recommendation is keep your professional job until your rental income can start to supplementing your current income.

On this forum, you'll find people that specialize in MF, downtown Toronto condos, second tier cities, flips, etc. and I guarantee you that they are still active in their chosen niche.

I'd start here, as people with this designation frequently speak more than 1 language and specialize in working with clients from different countries around the world.

I specialize in rent to own, lease options, contract for deed, etc.

I have no idea what sort of property it is, but $10k in the northern market would/could be a steal.Since its commercial, its probably best to work with an attorney that specializes in this and has the resources to properly prepare the appeal.
