As someone with your own successful career, I suspect you have the skills to evaluate trustworthiness and competence in others.

I want to flex my business and learning skills, that are underutilized at current job.

Two owners simply want to give the land to me because it is remote off grid raw land worth little (but alot to my Christian art retreat expansion for the aesthetic quality of the land) that they don't want to pay off the tax liens on. 

I mostly stick with buy and hold which is a much easier (and lucrative) business.If you really want/need to stick with the flipping model, make sure your skills are up to par to tackle things that a casual flipper can't handle.

I have always said people flock to the arts district. 

At this point those are not my strongest skills which is one of the main reasons I joined BP.That being said, I am a Licensed Architect and we do a lot of residential remodeling throughout Chicagoland.

My question is what skills do you need to develop as a beginner real estate investor?

My picture taking skills suck but I will have someone take some and get them up!
