We have used a program before with our clients that is for 5% down, but is income restricted as I believe I mentioned above.

I also believe that these restrictive laws come in to play because people who have no knowledge about business write them.

I Am willing to carry this but will have to do it personally as the current structure and restrictions of my LLC do not allow me to hold notes, and want to set it up to get the best return, should I need to sell it later on. 

That will restrict you to less expensive and almost always less desirable properties.

When someone offers FHA/ VA there are restrictions/ requirements involved for the home to be approved.

If they can only provide 2 loans (and some lenders will restrict you to two) then other things could be going that will restrict us as real estate investors.If the bank sells the mortgages - how does that impact me?
