What's a normal amount to pay monthly, interest rate and if they request a balloon payment how long should I have at a minimum.

If you get the note, then go to the owner and request the deed (deed in lieu of foreclosure) and if they balk, see if you can get it performing, or foreclose.

It sounds like you have some tenants that will obey the request; however, just stay firm to the dates and items discussed.
