Why not assume that the owner will find good tenants, like you think you are.As far as telling the city, that could get everyone evicted while the owner remodels the house to meet laws.

The other tenant wants expand their usage (restaurant) from 2500 to roughly 4500-5000sq ft, which would require some remodel (not sure what to do here).Taxes are $13k for '09Property built in '71 and had extensive remodel done in '99.Seller is willing to credit $16k for roof repair.Property has roughly .75-1 acre of empty lot space for future development.Where would you start in analyzing this deal, given that structurally the building is sound and sellers are willing to make repairs to roof?

couple questions regarding plumbing on a remodel im doing, looking for a few quick answers... heres a little paint picture for you guys :)Based on that picture, black being bathtub,blue being bathtub drain/overflow draingreen is galvanized drain pipe its tied into,Id like to add a drain pipe for a kitchen sink to this drain, have a handyman i found on craigslist doing some of the remodel for me, he suggest cutting into the down pipe on the tub, and tie into the drain at this spot, tieing in somewhere around where the red line is, I dont see this being a very good idea, and no way can i believe this would pass code.

Add some inspection fees, permit costs, (permit required to remodel a mobile- $200) I figure the total just to get started in the traditional Lonnie deals will be upwards of $5000.
