Is it worth getting under contract and doing inspections and contractor bids?

I had them Quit Claim the property to my LLC and then sold it back to them with a land contract or 24 months.

It seems like a lot below ARV but lets say I am flipping the place (I am a buy and hold investor but for this example we will use a flipper) I need to finance the deal and repair (cost of money: HML loans are not cheap), I need to work to do the rehab even when using contractors (manage the contractors, etc.), I need to sell the property (approaches 10% to sell a property), and I take on all the risk of unexpected events. 

Had some good pointers about contractors but that’s really it so far.I agree about long distance rehabbing.

I have a home in Wilmington NC and need a GC that understand the investor mindset, can anyone recommend a contractor?

I am looking for good general contractor recommendations in the Chicago area, south suburbs.

Problem is finding a licensed contractor who won't nit pick and/or bad mouth the previous contractor because you didn't use a licensed guy in the first place.
