If term with time left you can ask the tenant to sign a new lease or give notice of changes (proper according to your state) but you can't just demand they sign it or change things on a whim.

Thank you for taking the time to comment.I should mention that it has been about 2.5 years, and the nail came through the middle of one of the pieces, practically shattering it (don’t really know how else to describe it).There are also a few spots where the installation doesn’t seem like it was done properly as the vinyl pieces have moved away from each other, creating open spots.

I'm not sure on the specifics in North Carolina but as long as you give them proper notice you shouldn't run into any issues.
