There are a ton of travel nurse pages on FB and other social media sites which makes it easy to post properties and get quality tenants seeking the typical 90 day rental contract.   

You will also get a better quality tenant once the repairs are complete.

There isn't enough info to comment on the quality of the asset, but your financing adds lots of complexity, which isn't bad per se, as long as you understand how putting no money down impacts your plan.

Personally I have both and my single families have much less turn over, less maintenance, and better quality of applicants.

If they're "duplex" quality carpets then you should be able to clean them yourself.

I wouldn't want to waste their time as I'm sure its exhausting holding someone's hand through things like this but it would speed things up and cut the learning curve for me.

Spend more for better quality.

On a larger scale say 100 investors a week, with the intention of building a relationship based on the quality of work they have done.
